Have you organised a energy certificate for any of your properties in Lanzarote?
In case you were wondering, this is what an official Certificado de Eficiencia Energetica looks like, we’ve just removed the catastral reference & verification code for privacy. There is a much more detailed report which also accompanies this certificate.
It seems there is some apathy from property owners as to the requirement for these energy certificates, the bottom line is that if you are renting or selling a property in Spain you should have one.
We arranged for Olivia Roux to visit our one bedroom apartment in Puerto del Carmen, the visit doesn’t take up too much time, around 30 minutes whilst the property is thoroughly measured and inspected to ascertain how green and environmentally friendly your property is. We had to provide a copy of the nota simple (deeds), the latest IBI (rates) and electricity bills for reference.
The G rating was no surprise, we have no renewable energy source at the apartment complex, the windows are not double glazed and we had not bought our appliances with an environmentally friendly focus. At least now we have an energy certificate which is valid for 10 years, so that if we want to rent or sell in the future this can be provided to a tenant or estate agent without any delay.
We’ve also been made aware that there are some unscrupulous companies taking advantage of the situation. Each energy certificate should by stamped by the Industrial register, if you’ve been supplied one that isn’t then unfortunately, it isn’t valid and there’s a large penalty so caution is advised to make sure you are dealing with an authorised representative.
There are three ways that property owners can be fined in relation to the energy certificate:
Advertising your property for sale or rent without a certificate €301 - €600
Actually renting or selling your property without supplying a copy of the certificate €601 - €1,000
Presenting an invalid certificate €1,001 - €6,000
Don’t take the risk of being caught, an official energy certificate for apartments and bungalows from 51m2 to 200m2 costs from €165 to €215 and larger properties from €315.
